Repairs scored against the standard, not a guess

Since NSPIRE replaced UPCS and HQS, the question is no longer whether a repair looks finished. It is whether the finished item meets the published standard for its inspectable location, and whether you can show that it does.

HUD publishes a separate standard for every inspectable item, from smoke alarms to guardrails to water heaters, each with its own deficiency list and severity. A general contractor who has never read the NSPIRE standards can complete a repair properly by trade convention and still leave you with a scored deficiency.

That is the gap our crews close. Every repair is specified against the relevant standard, photographed before and after, and logged so the correction survives scrutiny, whether that is an inspector on site, a HUD file review, or an appeal. Walk and score

We inspect the way an inspector would, item by item against the published standard, and produce a deficiency list ranked by severity and location rather than by trade.

Triage to the date

Life-threatening and severe items go first, then the deductions that cost the most points. If the date is tight you get a written call on what will and will not be finished.

Repair to standard

Crews mobilise, often within 24 hours. Each correction is specified against the relevant NSPIRE standard so the finished item passes on its own terms.

Document and hand over

Before and after photographs, dates and scope for every item, in a file you can put in front of an inspector, a lender or an appeal.

Which repair service do I actually need?
If you have an inspection date, start with NSPIRE repair services. If units are turning between residents, apartment turnover covers inspection, repair and make-ready in one pass. Funded capital scopes go through apartment renovation, and if you are correcting the same findings every cycle, preventive maintenance is the cheaper answer. Most portfolios use two or three together.
How quickly can a crew be on site?
Usually within 24 hours of a signed scope. We keep 30 crews available specifically so a short-notice inspection date does not turn into a waiting list. Larger scopes are sequenced so the highest-severity items are corrected first, regardless of when the rest is scheduled.
Do you inspect as well, or only repair?
Both, and they work better together. Our inspection services produce the deficiency list the repair scope is built from, so nothing is corrected by guesswork and nothing scored is missed. You can also bring us your own findings or a HUD report and we will work from that.
Will a repair that looks finished actually pass NSPIRE?
Not automatically. NSPIRE scores each item against a published standard for its inspectable location, so a repair can be sound by trade convention and still record a deficiency. HUD's NSPIRE programme pages set out the model, and we specify every correction against the relevant standard rather than against what looks complete.
Do you work outside your local area?
