Who we are
About REAC NSPIRE Consulting Inc.
We prepare HUD-assisted properties for inspection, correct what we find, and stay with our clients through the result. Thirty crews, all 50 states, and a bias towards telling you the awkward thing early.
What we do
One team across the whole compliance problem
Most properties end up with a survey from one firm, repairs from a contractor, and advice from somebody else. The gaps between them are where scores get lost, because nobody owns the whole picture.
We built the company to close those gaps. The same team surveys the property against the published NSPIRE standards, ranks the findings by what they actually cost, corrects them, documents each correction, and attends the official inspection with you. Nothing gets handed between vendors, which is where corrections usually go wrong.
That covers four areas. Inspection establishes where you stand. Repairs close what was found. Consulting handles the decisions around both, from appeals to capital planning. Compliance covers the administrative half, which fails audits as often as buildings do.
We work with public housing authorities, HUD-assisted multifamily, tax credit developments, scattered-site portfolios and voucher landlords. Some are single properties; some are portfolios across several states run as one engagement.
How we work
What you can expect from us
We survey before we quote
A price given before anyone has walked the property is a guess. We look first, then tell you what the work is and what it will cost, including the parts you were hoping to avoid.
We rank by consequence
Findings come back ordered by what they cost your score, not by what is most visible. That ordering is most of the value, and it frequently contradicts intuition.
We mobilise fast
Consultations and surveys are usually scheduled within 24 hours, and crews follow on the same timescale. Inspection dates do not move, so neither do we.
We tell you the awkward thing
If your date cannot be met, or a finding is not worth appealing, or your property will not score what you hoped, you hear it early rather than afterwards.
Why we exist
The standards are public, and still nobody reads them
HUD publishes a separate standard for every inspectable item, plus guidance on how to read them. It is all free and all specific. Almost nobody outside the field has worked through it.
So a competent contractor makes a safe, code-compliant repair and the item still records a deficiency, because compliance is judged against the published standard rather than against good practice. That gap is the whole reason this company exists, and closing it is most of what we do.
- Work specified against the standard, not trade convention
- Severity and inspectable location recorded for every finding
- Photographic evidence tied to each correction
- One team from survey through to result
What sets us apart
Speed, coverage and one point of contact
Thirty fully equipped crews mean a short-notice date does not become a waiting list. Nationwide coverage means a portfolio spread across states is one engagement rather than four vendors and four standards of reporting.
And because we do the surveying, the repairs and the consulting, there is one person who knows your property rather than three who each know a part of it.
- Scheduling within 24 hours
- Thirty crews, all 50 states
- Certified professionals, several ex-HUD inspectors
- End-to-end: survey, repair, escort, appeal
