Repairs are the visible cost of compliance. The costly errors are upstream: repairing items that were never going to be scored, missing the ones that were, accepting a finding that should have been appealed, or funding a reserve on a guess.

That is what consulting is for. HUD scores each item against a published standard for its inspectable location, weighted by severity, under the final NSPIRE standards notice. Knowing which findings carry weight, and which are defensible, changes what you spend and what you score.

Contested items are decided on the day

An inspector recording a deficiency is making a judgement about an item against a standard. Some of those judgements are clear cut. Others depend on how the standard applies to that location, and HUD publishes guidance on reading the standards precisely because they are not self-evident.

Someone who knows the framework, present while the judgement is being made, resolves the ambiguous ones in the moment. That is worth more than the same argument made in writing three weeks later.

Consulting services FAQs

What is the difference between REAC consulting and NSPIRE consulting?
They are the same discipline under two protocols. NSPIRE replaced UPCS and HQS and changed both what is inspected and how it is weighted, so NSPIRE consulting works to the current standards. REAC consulting is the right label if a legacy REAC score is what you are defending. If you are unsure which applies to you, that is itself a question worth a phone call.
Do I need a capital needs assessment if I am not refinancing?
Not required, but frequently worth it. A CNA tells you when each major system needs replacing and what to reserve annually, which is the difference between planned capital spending and emergency spending. HUD and FHA multifamily loan applications do require one, submitted through the CNA e-Tool, and then an update roughly every ten years.
Is a HUD audit the same as an inspection?
No, and conflating them is a common and expensive mistake. An inspection assesses physical condition. A HUD audit examines records and programme compliance alongside condition, so files, certifications and documentation are in scope. Passing one does not mean passing the other.
Can you carry out the repairs you identify?
Yes. Our repair services cover NSPIRE repairs, renovation, turnover and preventive maintenance, so a finding can go from identified to corrected and documented without you coordinating separate vendors.
